The Silverman Group breaks ground on spec industrial building in Rock Hill
The Silverman Group has begun construction on its latest industrial project in the region, adding another building to Legacy Park East in Rock Hill.
The project will be developed under Silverman’s SL Industrial Partners banner and calls for a 122,300-square-foot speculative building at the park. The building is at 2020 Williams Industrial Drive and is expected to deliver this summer. Once it is completed, it would run Silverman’s holdings at Legacy Park East over 770,000 square feet.
The 2020 Williams Industrial Drive building will include 32-foot clear heights, 52 dock-high doors, a 180-foot truck court and 50 trailer parking spaces. Avison Young’s Henry Lobb and Colin Ferguson will lead leasing efforts on behalf of Silverman.

Silverman’s involvement at Legacy Park East began in the second half of 2020. That’s when the New Jersey-based developer acquired two existing buildings at the industrial park as well as the development site for 2020 Williams Industrial Drive from Scannell Properties for $35.9 million.
The two existing buildings are fully leased. The larger one is 460,800 square feet and occupied by Scentsy. The other, at 193,750 square feet, is an electric vehicle microfactory for Arrival.
Silverman is also developing 85 North Logistics Center in Rowan County, which is expected to be well over 1 million square feet. The developer’s other holdings here include Charlotte Intermodal Logistics Center on Horton Road and Eastside Logistics Center, which is the former Family Dollar headquarters in Matthews.
