Dietary supplement supplier signs lease at former Johnson & Johnson campus
A company that supplies dietary supplements will be leasing a build-to-suit manufacturing facility that’s replacing a former Johnson & Johnson office building in North Jersey, marking another redevelopment of a U.S corporate campus.
US Pharma Lab has signed a pre-construction, full-building agreement with SL Industrial Partners to occupy a planned 162,657-square-foot building at 2 King Arthur Court at the North Brunswick Logistics Center in New Jersey. Silverman Group, the Basking Ridge, New Jersey, parent of SL Industrial, razed the Johnson & Johnson property to make way for US Pharma Group’s state-of-the-art manufacturing and distribution facility. With office vacancy rates high, some of those properties are being torn down or repurposed for new uses.
The site will be US Pharma Lab’s third one in New Jersey, with its completion expected in the fall next year. The facility is being custom-built by Silver Line Development, Silverman Group’s internal general contractor, and will serve as US Pharma Lab’s third New Jersey location. Silver Line will do the specialized internal outfitting for the new building, with custom medical installations such as clean rooms and precision-controlled environments to meet US Pharma Lab’s manufacturing needs.

The North Brunswick logistics park is part of the larger SL Corporate Center, situated on the site of the former Johnson & Johnson campus that was acquired by Silverline Windows. The multi-building 100-acre campus now features light manufacturing, distribution, office and warehouse operations. Cornerstone Building Products is the anchor tenant, occupying over 800,000 square feet.
North Brunswick, New Jersey-based US Pharma Lab is a global leader in developing and manufacturing dietary supplement ingredients and products. The company was attracted to the North Brunswick center because it’s close to the firm’s existing facilities and is a convenient commute for employees.
“This collaboration marks a significant milestone, enabling us to create a state-of-the-art built-to-suit facility tailored to our specific needs,” Amol Luhadia, CEO of US Pharma Lab, said in a statement. “With this new facility, we will significantly increase our operational capacity, enhancing our efficiency and responsiveness to better serve our customers.”
SL Industrial oversees the leasing and management of 26 million square feet of industrial properties across 21 states, with an additional 15 million square feet of new construction underway in nine states. These projects include both build-to-suit and speculative developments in key emerging markets such as Hartford, Connecticut; Charlotte and Greensboro, North Carolina; Richmond, Virginia; Savannah and Atlanta, Georgia; and South Florida.
In 2023, US Pharma Lab joined Biofarma Group, a global contract manufacturing organization headquartered in Italy that develops, produces and packages food supplements, medical devices, probiotic-based drugs and cosmetics.
For the record
Michael Kimmel of KBC Advisors represented US Pharma Lab in the lease transaction, while the landlord was represented by its in-house leasing team.
